I’m working on a confidential search for an established property group delivering residential apartment and mixed-use projects across Sydney.

Due to continued project activity, the business is looking to appoint two people into its development team:

• Development Manager
• Senior Development Manager

Both roles will be hands-on client-side development positions, working across planning, approvals, consultants, feasibility, programme, risk, reporting and delivery.

The Senior Development Manager role will suit someone with deeper large-scale apartment delivery experience who can guide project teams, consultants and internal stakeholders with confidence.

The Development Manager role will suit someone with strong residential development exposure who is ready to take on more ownership across multiple stages of the development lifecycle.

The Role

Depending on level, responsibilities may include:

• Managing residential apartment projects across planning, approvals, procurement and delivery
• Coordinating consultant teams across design, planning and project delivery
• Driving DA, S4.55, CC and related authority pathways
• Supporting feasibility, budget reviews, cash flow, programme, risk and project reporting
• Preparing briefs, reviewing tenders and assisting with consultant / contractor appointments
• Working closely with internal project, construction, sales, marketing and finance teams
• Reporting on project progress, risks, programme and outcomes
• Helping ensure projects are delivered in line with commercial, governance and quality expectations
• Providing guidance to internal teams and external stakeholders where required

The Projects

You’ll be working across residential apartment and mixed-use projects, with exposure to:

• Medium to large-scale apartment developments
• Multi-storey residential projects
• Premium, design-conscious residential product
• Planning, authority, consultant and delivery interfaces
• A stable project pipeline with long-term career opportunity

What We’re Looking For

We are looking to speak with candidates currently operating as a Development Manager, Senior Development Manager, or in a closely aligned development / project delivery role.

You may come from a developer, developer-builder, or builder-side background where you have been closely involved in residential apartment or mixed-use projects.

You’ll bring:

• Experience across residential apartment or mixed-use developments
• Exposure to feasibility, budgets, cash flow, programme and risk
• Strong planning and approvals experience, including DA, S4.55, CC or similar pathways
• Experience managing consultants, builders, authorities and internal stakeholders
• A practical, hands-on approach to development management
• Strong commercial judgement and the ability to understand how decisions impact cost, programme and project return
• Confidence working in a structured development environment

For the Development Manager position, we are open to candidates who have strong lifecycle exposure and are ready to take on more ownership.

For the Senior Development Manager position, we are looking for proven experience across larger residential apartment projects, ideally with involvement from feasibility / planning through procurement, delivery and completion.

Package

Competitive salary packages are available and will be aligned to level and experience.

As a guide:

• Development Manager: up to circa $185k + Super
• Senior Development Manager: higher package available for proven large-scale apartment delivery experience up to $250,000 + Super
